CAFM data migration — what did you wish you had cleaned first?

Moving from a legacy system to Maximo across multiple sites. The asset register we inherited has duplicate records, inconsistent naming, and locations that no longer exist.

My instinct is to clean before migrating rather than after, even though it delays the go-live by a few weeks.

KPI deduction applied with no defined boundary — how do you push back?

Client applied a deduction against a response-time KPI. The contract defines the target but not what counts as the start of the clock, and not what happens when access is denied by the client’s own operations team.

We logged three instances where the technician arrived within target but could not enter. Deduction stood anyway.

Chiller short-cycling after a BMS upgrade — where do you start?

Site had a BMS replacement last month. Since then one of three chillers short-cycles on light load, mostly evenings and weekends. Trips on low delta-T, restarts a few minutes later. The other two run normally on the same header.

Contractor says it is a chiller fault. Chiller vendor says it is a controls issue. Both are technically not wrong,…
